Helping League City Neighbors Keep the Hot Water Flowing
A Homeowner’s Guide to Safety, Savings, and Peace of Mind
If you’ve arrived here from our Community Impact guide, welcome! We believe that an informed neighbor is a safe neighbor. Most League City homeowners don’t think about their water heater until they’re standing in a cold shower or—worse—dealing with a flooded garage.
This page is your digital “instruction manual” for the most common water heater hurdles we see in our local neighborhoods, from South Shore to Victory Lakes.
🛠️ The Pilot Light: How to Get Your Heat Back
In League City, a sudden pressure drop or a heavy storm can occasionally knock out your pilot light. Before you call a pro, try these steps:
- Set the Dial: Turn the gas control knob to PILOT.
- Hold & Ignite: Press the knob down firmly and hold it. While holding, click the Igniter Button until you see a blue flame through the sight glass.
- The 60-Second Rule: Keep holding the knob for one full minute to allow the safety sensor (thermocouple) to heat up.
- Final Switch: Release the knob and turn it to ON. You should hear the burner engage immediately.
🗓️ How Old is Your Tank? (The League City “Health Check”)
Our local water and coastal humidity can be tough on steel tanks. While a water heater might look fine on the outside, it could be corroding on the inside.
Use the Serial Number Decoder: Look at the first four digits of your serial number.
- Digits 1 & 2: Usually the Month (or a letter where A=Jan, B=Feb).
- Digits 3 & 4: The Year of manufacture.
- Example: A serial number starting with 1422 means your tank was built in 2014. At 12 years old, it is in the “High Risk” zone for League City homes.
🚨 Emergency: Stopping a Leak in Seconds
If you find water pooling around your tank, don’t panic. Follow these two steps to minimize damage to your home:
- Step 1: The Gas. Turn the gas handle 90 degrees so it is perpendicular to the pipe.
- Step 2: The Water. Locate the cold water pipe at the top of the tank and turn the valve clockwise until it stops.
🌡️ The “Goldilocks” Setting for Savings
Is your water heater stealing money from your monthly utility bill? Most tanks are set higher than necessary.
- The Target: 120°F (Usually the “A” or “Hot” setting on your dial).
- The Benefit: This prevents scalding, kills bacteria, and can save you up to 10% on your energy costs. It’s the easiest way to “go green” in League City!
